Who do you represent?
We are a real estate acquisition company specializing in commercial properties.
What is your acquisition criteria?
We are interested in small bay industrial or divisible warehouse products. 10k to 50k SF, under $10M. Value add component is a must. Things like under market MTM rents, under leased, additional land, etc.
How are you financed?
Depending on the deal we have access to both conventional bank and private money/bridge lenders that we work with to finance the deals.
We also have a large pool of investors we draw on to finance deals.
Depending on the seller situation we also like to offer a seller finance option, when it makes sense for tax and retirement benefits.
We usually like to propose a few different structures for the seller to choose from.
What is your experience with commercial real estate?
Currently we have a portfolio of mixed use office/retail, multifamily and residential properties. We are in a due diligence stage for an industrial property in Fort Myers, FL right now. Our construction team has done over 200,000 Sf of industrial space rehab
We have strategic partners, that invest with us and have been acquiring industrial in the mid-West for the last 20 years. One of them is in Raleigh and we plan on buying in Greenville with him.

Are you the end buyer or wholesaling?
We are the end buyer. We are not wholesalers. We only pursue deals we plan to close on and operate.
Do you require vacant possession?
Not necessarily. We often prefer leased properties, especially those with MTM (month-to-month) or below-market leases, as they present value-add opportunities.
Do you require inspections and due diligence?
Yes, we always perform a standard due diligence period including environmental, roof, structure, financials, and tenant interviews.
Do you use brokers or buy off-market?
Both. We work closely with brokers and honor their commissions. We’re also open to off-market deals through direct outreach or broker connections.
Are you looking for exclusive buyer representation?
We’re open to exclusivity with brokers who consistently bring qualified deals in our buy box.
What’s your typical closing timeline?
30–60 days after due diligence depending on the complexity of the deal and financing structure. Cash deals close faster — as quickly as 14–21 days if due diligence clears.
Do you offer broker fees on seller finance deals?
Yes, we make sure brokers are fairly compensated regardless of the structure, including seller-financed or creative finance deals.
What markets are you targeting?
Our core focus are Naples/Fort Myers, FL, Greenville, SC and San Diego, CA
Do you need properties with tenants in place?
Not required. We evaluate each deal based on potential — whether it’s owner-user, vacant, or partially leased. Flexibility is a plus.
How quickly can you make an offer?
Once we have basic info (T12, rent roll, photos, site plan), we can typically make a soft offer within 48–72 hours.
What is your ideal cap rate or return target?
We underwrite to a 15–18% IRR over a 3–5 year hold and aim for a cap rate expansion through leasing and repositioning. We’re flexible depending on the upside potential.
